Mortgage Lenders in Alberta and BC: Why Lender Policy Matters

Every lender has its own rulebook. The same file can get a no from one lender and a yes from another. Here's why, and the lenders we work with in Alberta and BC.

The short answer: Your bank can only offer its own policies. A broker can match your file to the lender whose policies actually fit, across banks, credit unions, trust companies and alternative lenders.

Same file, different answers

Lenders don't all read a file the same way. Two lenders can look at the same income, credit and property and come back with a different amount, a different rate, or a different answer.

Where lender policies differ

  • How they calculate income, especially self-employed, commission, overtime and rental income

  • How much credit history they need, and how they treat late payments, collections or a past consumer proposal

  • How much of your income can go to debt payments, and how they count your other debts

  • The properties they'll lend on, like rural homes, acreages, small condos or homes that need work

  • How much equity they'll let you take out when you refinance

  • How much you can prepay each year, and how they calculate penalties

  • Whether they register a standard or collateral charge, which affects switching lenders later

  • Programs for newcomers, gifted down payments and rental properties

Why a broker makes the difference

When you walk into a bank, you see one set of policies. We work with banks, credit unions, trust companies and alternative lenders, so we can place your file where the policy fits instead of forcing it into one that doesn't. A no from one lender is often a policy issue, not the end of the road.

How we choose a lender for your file

We start with your goals and your documents. Then we look at which lenders' policies fit your income, credit and property, and compare the full picture: rate, fees, prepayment privileges, penalties and what happens at renewal. The lowest rate isn't always the best mortgage.
