Home Equity Loans in British Columbia
BC home values mean many homeowners are sitting on significant equity, even while high-interest debt piles up. A home equity loan can turn that equity into one lower payment and real breathing room. We help BC homeowners the bank turned down, too.

How Much Can You Borrow?
Most BC homeowners can borrow up to 80% of their home's value, minus their current mortgage.
Example: your home is worth $1,000,000 and you owe $500,000.
- 80% of $1,000,000 = $800,000
- Minus the $500,000 mortgage = up to $300,000 available
In some cases, lenders will go up to 85%. Your exact amount depends on the lender, your credit, your income and your property.
Which Option Fits You?
A home equity loan can be set up a few different ways. We'll recommend the one that fits your situation.
A line of credit secured by your home. Borrow, repay and reuse, and pay interest only on what you use.
Keep your first mortgage as is and add a second loan behind it. Often the better route when you have a good rate or breaking your mortgage would cost a penalty.
Replace your current mortgage with a larger one and take the difference in cash. One payment, but breaking your mortgage early may come with a penalty.
What Does a Home Equity Loan Cost?
Costs vary based on the solution that fits you. Here's what can be involved:
- Lender fee: Some lenders charge none. Alternative and private lenders usually charge one.
- Broker fee: Depends on your file and the lender.
- Legal fees: A lawyer registers the mortgage and releases your funds.
- Appraisal: Ordered only after you're approved. Sometimes the lender handles it with a desk appraisal.
- Interest rate: Depends on the lender, your credit and your equity.
Every cost is shown to you before you sign. No surprises at the lawyer's office.
