Mortgages With Credit Challenges: What to Expect

Bad credit doesn't always mean the answer is no. It means you need the right lender, a clear picture of the costs, and a plan for what comes next.

The short answer: There's no single minimum credit score for every mortgage in Canada. Lenders also look at your income, your debts, your home equity and the story behind your credit. Be careful with anyone who promises approval before looking at any of that.

Check your credit report first

Pull your report and look for accounts that aren't yours, wrong balances or late payments that didn't happen. Dispute errors through the credit bureau. Your score is only part of it. Recent payment history, income and equity count too.

Errors vs. real issues

A wrong entry needs to be corrected. A real late payment or collection needs an explanation and a plan. Don't pay anyone who says they can remove accurate negative information. And applying at five places at once usually makes things worse, not better.

Know what alternative lending costs

Alternative and private lenders work with credit the banks won't. The trade-off is usually a higher rate, fees and a shorter term. Compare the total cost, not just the payment.

Have an exit plan

Most of these loans are short term, often one or two years. Before you sign, know how you'll move to a better rate when the term ends: rebuilding credit, paying down debt, or refinancing with a stronger lender. Ask what happens if that plan takes longer, and what renewal fees apply.

Read all the fees together

Ask for a written breakdown of every fee: broker, lender, lawyer, appraisal. Find out which are paid up front and which come out of your funds. Then look at the amount you'll actually receive.

Is borrowing the right fix?

If your debt problem is temporary and your budget can handle the new payment, a consolidation loan can give you a fresh start. If you're regularly spending more than you earn, new debt only buys time. In that case, talk to a credit counsellor before borrowing against your home.
