Mortgage Pre-Approval: What It Does and Doesn't Do

A pre-approval gives you a starting point for house hunting. It's not a guarantee you'll get the mortgage.

The short answer: A pre-approval sets an estimated budget and may hold a rate for a while. The final approval still depends on the property and your verified documents.

Ask what was actually checked

Some pre-approvals are based on what you told the lender. Others review your income, credit and down payment documents. Ask which one you have.

Documents you'll usually need

  • ID and a completed application

  • Pay stubs, employment letter or tax documents

  • Bank statements showing your down payment

  • Your current debts and payments

  • The purchase agreement, once you've found a home

The property matters too

The lender has to approve the home itself: the price, the appraisal and the property type. Condos, unusual builds and homes that need major work may need extra review. If the appraisal comes in under the price, you may need more cash.

Keep your file steady

Between pre-approval and closing, don't take on new debt, change jobs or move your down payment around without talking to us first.

Rate holds have limits

Check when your rate hold expires, which products it covers, and what happens if rates change. It doesn't extend automatically.
