Turned Down by Your Bank? Here's What Happens Next.

A bank has one set of rules. If your credit score, your debt or the way you earn your income doesn't fit them, the answer is no, and that's usually where the conversation ends.

With us, that's where it starts. We look at your whole situation, not just a score, and send your file to the lenders most likely to say yes. That can be a bank, an alternative lender or a private lender, depending on what fits. The goal is the best solution for you, not just the best rate on paper.

Here's what that has looked like for real clients:

Approved at TD on pension income.

Another brokerage told a retiree her only option was a private mortgage with $10,000 in fees. We cleared her debt and got her approved at TD Bank on her pension income. She's now saving money and finally feels secure in her home.

$26,000 in private fees avoided.

One client was quoted a private mortgage with $26,000 in fees. We got him approved with an alternative lender instead, cut his fees dramatically and lowered his monthly payment by $1,200. Over the term, that saved him nearly $70,000 in interest and fees.

$80,000 in credit cards, one payment.

A client carrying $80,000 in credit card debt plus a mortgage felt like they were drowning. We rolled everything into one payment, saved them $2,700 a month and put $50,000 in their pocket for a long-awaited kitchen renovation.

$1,400 a month back, plus $60,000 cash.

A homeowner with a $700,000 home, a $250,000 mortgage and $100,000 in credit card debt. We combined it all into one mortgage, lowered her monthly payment by $1,400 and gave her an extra $60,000 in her pocket.

How Much Can You Borrow?

Most homeowners can borrow up to 80% of their home's value, minus what they still owe on their mortgage.

On a $700,000 home with $250,000 left on the mortgage:

  • 80% of $700,000 = $560,000
  • Minus the $250,000 mortgage = up to $310,000 available

Your exact amount depends on the lender, your credit, your income and your property. In some cases, lenders will go higher than 80%. We'll tell you what you should qualify for on your first call.

HELOC, Second Mortgage or Refinance: Which One Fits?

There's more than one way to access your equity. Which one is right depends on your current mortgage, your credit and what you need the money for.

Not sure which one fits? That's what the free call is for. We'll lay out your options side by side.

Home equity line of credit (HELOC)

A revolving line of credit secured by your home. You borrow what you need, when you need it, and pay interest only on what you use. Usually best for borrowers with strong credit.

Second mortgage

A separate loan that sits behind your current mortgage. You keep your existing mortgage and rate, so you don't have to break it or pay a penalty. Often used for debt consolidation when the bank won't refinance.

Refinance

Your current mortgage is replaced with a new, larger one, and you take the difference as cash. Can mean one lower payment, but breaking your mortgage early may come with a penalty.

What Does a Home Equity Loan Cost?

Costs vary based on the solution that fits you. Here's what can be involved:

  • Lender fee: Some lenders charge none. Alternative and private lenders usually charge one.
  • Broker fee: Depends on your file and the lender.
  • Legal fees: A lawyer registers the mortgage and releases your funds.
  • Appraisal: Ordered only after you're approved. Sometimes the lender handles it with a desk appraisal.
  • Interest rate: Depends on the lender, your credit and your equity.

Every cost is shown to you before you sign. No surprises at the lawyer's office.

Home Equity Loan FAQs

Can I get a home equity loan in Calgary with bad credit?

Absolutely, yes. Banks are strict about credit scores, but alternative and private lenders look more at your home's equity and your overall situation. We send your file to the lenders most likely to approve it.

How much equity do I need?

Most lenders will lend up to 80% of your home's value, minus your current mortgage. If you owe less than 80% of what your home is worth, you likely have equity to work with.

How long does it take to get the money?

Usually 10 days to 4 weeks from your first call to funds in your account.

Do I have to break my current mortgage?

Not always. A second mortgage or HELOC can sit behind your existing mortgage, so you keep your current rate and avoid a penalty. We'll show you whether breaking it makes sense.

Can I qualify on pension or self-employed income?

Yes, in many cases. We've had retirees approved at TD Bank on pension income, and we work with lenders who understand self-employed income.

What does it cost?

It depends on the lender and the solution. You'll see every fee before you sign anything.

What documents will I need?

It depends on your file. After your application, our team will reach out with exactly what we need.

Do I need my own lawyer?

You'll need a lawyer to sign and release the funds. We work with lawyers across Alberta and can find one for you.
